<p>The most critical responsibility of the tenant is to comply to the rental agreement that he has entered into with the landlord. The one thing that the landlords are particularly fussy about is receiving the rent in full and on time. Make sure as a tenant you do not give a chance to your landlord to crib about late receipts of rentals. I am sure once the landlord gets an assurance and comfort based on your track record of timely payments he would do everything possible to keep you in good humor by fulfilling his duties and responsibilities. The second big responsibility that the tenant has is to keep his rented premises clean and in good shape. The tenant must respect and adhere to the HOA rules applicable for his residence. The tenant must not abuse the various fixtures and equipment that has been provided for by the landlord. The tenant should be careful in exercising his right to usage of essential equipments like Air conditioning, smoke detectors, heating equipments etc. In case when any of any high value equipment requires repair and maintenance work, the tenant and the landlord must give adequate attention to the aspect of a malfunctioning of equipment related to misuse or normal wear and tear. The best way to handle this in making suitable mention of the items for which both the parties would be responsible in the rental agreement. The other big responsibility that the tenant has towards the landlord is to ensure that he keeps him informed in case he is going to be absent from his rented premises for a prolonged period. This would just make matters easy for the landlord and he would not wrongly assume the tenant&#8217;s long absence as a case of tenant abandonment. It would be wise for the tenant to purchase the renters insurance. The landlord is not responsible for the safety of the personal belongings of the tenant inside his premises. The tenant must allow the landlord to visit his premises in case an advance notice has been given by the landlord. The tenant reserves the right to use the premises for his personal use only and should not invite additional people without the consent of the landlord.</p>
<p>As far as rights of a tenant go, the landlord cannot increase the rental amount without providing him adequate notice period. The same holds good in case the landlord wants to tenant to vacate his premises. It is a good idea to include these important points related to rights of the tenant in the rental agreement. The landlord must respect the tenant&#8217;s right to privacy and must not pay him frequent visits.</p>

The timeshare business or industry has been around for quite some time. It was in the 1970s that a Frenchman sold timeshares in his hotel rather than trying to rent specific rooms. It was in this Alps hotel that the timeshare idea took hold and a lucrative and popular industry got its start. Since the start of this business, the industry has seen a surge in sales, especially during the late 1970s and throughout the 1980s. Today, the economy may be weakened, but people of all ages and backgrounds are still making the time to save for a timeshare in some of the most exotic properties in the entire world.</p>
<p>So, what exactly is a timeshare? Basically, people invest in a property so that they can visit this place at either a fixed or predetermined time each year or a certain number of weeks each year. People can buy timeshares for locations around the world: everywhere from New Orleans to the Bahamas. This way, a person can take the time to visit a new or exotic location but in an affordable manner. The price of a timeshare depends upon the location of the property and the time of year you want to visit this place. If you wanted to visit a popular vacation space during a peak time &#8211; think Rocky Mountains during the winter months &#8211; you may have to pay up to $12-13,000 for a week of such prime time. Thus, there are peak, shoulder, and off peak seasons so that people can distinguish between different times. If you have a timeshare deed, you can use the property during your specified time for an indefinite period of time, and if you do not have a deed, one&#8217;s timeshare will eventually expire.</p>
<p>When it comes to a timeshare, you should expect to pay a maintenance fee so that your property is taken care of even if you are not around to care for it yourself. Also, since many folks may be using a property, it is normal for there to be some basic wear and tear. This fee can cover such situations. If you have a flexible timeshare in place, you can visit your property at various times of year and can sometimes even trade properties so that you can visit a number of places and change your destinations. There are some timeshare plans out there that allow folks to save up their weeks and to use them all at once.</p>
<p>It is normal for large organizations to manage or organize large groups of timeshare properties so that people can trade time and move around the world. Two such organizations are the international group, Resort Condominiums International (RCI), and the Washington DC-based American Resort Development Association (ARDA). The latter group is one that not only offers timeshare opportunities to people but works to support the industry with lobbying and legislative work. The RCI enables folks to travel the world when it comes to their timeshare.</p>
<p>At the start of the timeshare industry, there were sometimes a negative perception of the practice because there were organizations and businessmen who sold timeshares to spaces that never ended up being built. This eventually changed because world-famous groups like Hilton and Disney entered into the timeshare industry. Once such powerhouse players entered into the business, timeshares became that much more popular. Once the industry gained respect, resale brokers entered the industry to make ownership easier and less of a risk if the owner decided to ever sell the space.</p>
<p>The timeshare industry experiences both its ups and downs. There are times when the economy is doing well and it is easy to sell one&#8217;s timeshare, and there are times when the economy is less than stellar and folks have less disposable income to invest in such ownership. Thus, when the economy is down, you may want to consider donating your timeshare to a non-profit so that you can do something good and can receive a much-needed tax break or dedication. If you are trying to sell your timeshare, you should be aware that you will still be responsible for any and all maintenance fees on the property.</p>
<p>Timeshares are great for folks who want to travel as much as possible, want to see the world, and want to get away to some of the most beautiful places in the entire world. If you invest in timeshares with reputable organizations like ARDA and RCI, you can be sure that you will be investing in real timeshares from which you will surely get your money&#8217;s worth.</p>

<p>A very effective way to advertise your vacation rental is the Internet. In a recent study conducted by us, 79% of the survey respondents stated that their most effective advertising channel is the World Wide Web. So the first step for promoting your vacation home would be to create an online presence that provides all the required info such as availability calendar, photo, map etc.</p>
<p>The easiest and quickest way to create an online presence is to advertise your property on vacation rental marketplaces. That will not only give your property a place on the web, but also attract visitors to view and book your property. In fact, 92% of vacation rental owners already list their property on marketplaces and 67% consider them to be their most significant promotion tool.</p>
<p>Interestingly, 93% of homeowners use more than one marketplace to market their property and 66% of homeowners advertise their vacation homes on more than 5 marketplaces.</p>
<p>Clearly, there are many marketplaces out there. Usually, they charge owners yearly advertising fees of up to $300 in return for booking inquiries. While others do not charge anything at all. In general, owners pay an average of $700 for having their properties listed on such sites. Half of the survey respondents consider these expenses to be too high, yet the other 50% is happy with the return given.</p>
<p>Thus, not every marketplace delivers enough booking enquiries that justify their annual fees. Getting informed about the size of their vacation rental portfolio, popularity and search engine rankings is crucial before advertising on any paid marketplace.</p>

<p>Well, naturally you start with the web. You visit a lot of sites and you contact them to see what&#8217;s available. Maybe you check the school newspaper provided you don&#8217;t live across country from your college. You should probably visit a few sites because most of them have different content. If you are looking in a big city, hopefully you can find an address or that the company lists where they are so you can use Google Maps or whatever, because it would su .. I mean stink if you found the perfect place and it was a 30 minute or more drive to get to campus.</p>
<p>Houses for rent, duplex, rooms for rent. You might not find an apartment per se; but you might find other options near your college. People are interested in renting rooms, houses, duplexes. And you might find a great deal that is convenient for you to get to class.</p>
<p>Try searching for apartments near ut austin and you might find some listings that cater to your school or are located nearby.</p>
<p>Look at the lease terms, meaning how long the lease runs for. You will probably need a co-signer; yep, that means mom or dad. What is the rental amount. How many rooms and bathrooms. What other features do you need? Let&#8217;s see. Internet service would be good. Laundry facilities or washer dryer hookups. If you don&#8217;t have a car, maybe there is a bus route. Maybe is it&#8217;s walking distance to campus.</p>

There are many great vacation rental websites to advertize rental property on the internet to help increase exposure.  In my area it can really make a difference on the amount of income an owner can make compared to working with a full service property management company who will usually take 50 percent of the income.</p>
<p>When looking to buy your second home vacation rental property, you need to be careful and make sure it is allowed in the neighborhood you are looking at.  In our area of Park City Utah, there are certain neighborhoods that do not allow short term vacation rentals in their CC&#038;Rs.  If you buy in an area that does not allow it then you take the risk that a neighbor may complain and force you to stop.  This is very important if you are relying on this extra income to help offset the cost of the home ownership. </p>
<p>One way to help avoid running into this problem is to work with a local real estate agent  in the area you are considering who knows the local neighborhoods well.  I have found in our area that agents who come in from out of the area to help work with buyers simply do not know as a result some buyers have bought properties that they later found that they could not rent out as a vacation rental.</p>

Trying to find the one that fits your needs can be threatening, but really doesn&#8217;t have to be. Obviously you have to start by knowing where you hope to vacation. With this destination in mind searching the internet to find sites that advertise these accommodations is easy. Once you have surfed a while and made yourself familiar with a few rental sites you can start to notice a few things.</p>
<p>First, pictures are king! Home owners who have a place they are proud of will have as many photos as they are allowed to have, and will have photos of as much as they can. If you have a home to be proud of you show pictures. So always be suspicious of sites that do not have a LOT of pictures.</p>
<p>Secondly, pay close attention to the description of the property. Again, proud home owners are not being boastful when they describe their home in colorful, expressive ways. They talk about their vacation home the way anybody talks about anything they are very proud of and want to share with others. So ads that are short, curt and devoid of description should be avoided.</p>
<p>Thirdly notice who you will be dealing with. If it&#8217;s a management company or another 3rd party source, that just takes you one step further away from the REAL decision maker. The real decision maker is the homeowner, the one that has cared for, maintained and created a slice of paradise that they are making available to you. When you deal with the actual home owner, there can be a bond created that becomes your MAIN source of confidence that you are getting the best vacation home rental you can. I liken it to the difference between buying a car from a used car lot verses the previous owner. Why do people get rid of their cars via dealers? They KNOW selling it themselves will be a tough sell. But if you have a quality car you are looking to replace, selling it yourself presents no problem. Quality sells itself.</p>
<p>If the sterile, impersonal environment found in most hotels and resorts is what you want, then vacation home rentals may not be right for you. On the other hand, now that you know what to look for, you may find that once you experience vacation home rentals for your family, you will never take any other type of vacation again.</p>
